Happy Thanksgiving
Happy Thanksgiving from everyone on the Coastal Carolina Team. We have received several emails from clients who will be in town over the holidays. Stone Crab in Lumina Station
There are a lot of great places to eat all over Wilmington. If you are near Wrightsville Beach and or Mayfaire, you should and are looking for a place for lunch or Dinner, you should try Stone Crab in Lumina Station. They have fresh seafood and great specials. Our office is in Lumina Station, so we frequently eat lunch as Stone Crab. Just today we had a salmon wrap with wasabi ginger glaze and a fried flounder sandwich with fried okra.
Stone Crab has great daily specials on sea food and drinks as well. If you end up eating there please let us know if ate something that we should try!

Wilmington NC Communities
We are working on a new website that will feature all of the popular communities, neighborhoods, and towns in New Hanover County. Our goal is to have a virtual tour of each community along with a description including amenities, proximity to beaches and downtown Wilmington, etc.

New Mortgage Rate Information
Encouraging mortgage rate news was report by Bankrate.com’s recent weekly national survey:
Mortgage rates revisited record lows this week, with the average rate on the benchmark conforming 30- year fixed mortgage rate returning to 4.42 percent. The average 30-year fixed mortgage has an average of 0.37 discount and origination points.
The average 15-year fixed mortgage hit a new low of 3.81 percent, and the larger jumbo 30-year fixed rate did as well, sinking to 5.04 percent. Adjustable rate mortgages were mostly lower, with the average 5-year ARM falling to 3.57 percent and the average 7-year ARM retreating to 3.87 percent.
The last time mortgage rates were above 6 percent was November 2008. At that time, the average rate was 6.33 percent, meaning a $200,000 loan would have carried a monthly payment of $1,241.86. With the average rate now 4.42 percent, the monthly payment for the same size loan would be $1,003.89, a savings of $238 per month for a homeowner refinancing now.

NC Energy Efficiency Alliance
Realtors are working with builders, home raters, lenders, and energy companies in a partnership called the North Caroina Energy Efficiency Alliance. Our mission is to increase awareness of the benefits of Energy Star homes. Consumers benefit financially, scarce resources are conserved, the environmental impact is lessened, etc.
