Buying Oceanfront Property in Coastal NC

Buying Oceanfront Property on NC Coast

We have almost 330 miles of ocean shoreline in North Carolina, and some amazing oceanfront properties on some of the most spectacular beaches in the nation. But buying waterfront property requires well-informed decision making, and Maya Schultz and Carrie Upchurch, Buyers Agents at CoastalCarolinaProperties.com, make it our priority to provide our clients with the required financial, environmental, and regulatory information needed when determining the rewards and risks of owning a waterfront property.

Here are some basic items to consider:

What is the typical erosion rate of a North Carolina shoreline?

A: North Carolina Division of Coastal Management studies show an average long-term erosion rate of 2 to 3 feet annually for the entire coast over the last 70 years. However, half the coast has eroded at a rate of 1 foot per year or less. The other half has eroded faster, with a few areas having lost more than 20 feet per year. Ocean shorelines near inlets and inlet shorelines usually experience the greatest fluctuations, on the order of 10 times non-inlet erosion rates for a decade or longer.

Is flood insurance mandatory for coastal property?

Sometimes. If the property is in an identified flood-prone area, federally insured lenders are required to have the building owner provide proof of flood insurance coverage for the life of the lien. If a loan is not federally insured or there is no loan, no law requires flood insurance. Even if not required, when building or buying near the ocean, flood insurance is always a good idea.

Can I rebuild or repair my building if it is damaged by a coastal storm, fire or other hazard?

Maybe. If the damage is less than 50 percent of the building’s market value immediately prior to the damage, you may be able to repair it at its original location. However, if the building is more than 50 percent damaged, repairs must meet the latest setback requirements, floodplain regulations and other building code requirements. Permits are required, as if it were new construction. In addition, repair or replacement on the lot would be prohibited if erosion has left insufficient space to meet the setback at that time. Purchasers should determine if the lot and building presently meet the setback for new construction and eligible for a replacement building, keeping in mind the risk that erosion may make the lot unbuildable in the future.

Terminal Groins on the NC Coast

Terminal Groins – Senator Bill Rabon’s (R-Brunswick) Senate Bill 151 was passed and will, among other things, allow for an unlimited number of terminal groins along the coast and remove various permitting requirements from a 2011 law that allows up to four of the hardened structures designed to trap sand and prevent shoreline erosion near inlets.

Mayfaire's Music on the Town Concert Series is held every Friday evening from 6pm until dark beginning Friday, May 3rd. The free concert series will take place on the Mayfaire Event Field located directly behind Ulta and World Market. Plentiful free parking is available on site, just bring a blanket or chairs for comfort and pack your picnic basket with whatever you please. You can bring your own dinner, snacks and even coolers are welcome. You can pick something up from one of Mayfaire's 22 eateries or order a family meal from Chick-Fil-A who is onsite every Friday evening if you don't have time to pack a picnic.

The bands ranges in genres from Classic Rock, Beach, Blues, 80s, funk and everything in between. Jumpin Party Rentals will be out every Friday to entertain the kids with 3 moon bounce castles, cotton candy and snow cones for a small fee. In addition, our sponsors will be out with activities and goodies for all.

Goodie bags are given away to the first 100 attendees on the first Friday of every month, filled with coupons, gifts and samples from the Mayfaire stores and restaurants. Our event sponsors will also be onsite offering goods, services and paraphernalia.

Brunswick Forest will be kicking-off the Summer Concert Series on Saturday, June 8th from 6-9 pm with The 4 Knights Band covering all your favorite shag tunes! Carolina Beach Music Festival 2013

The 28th annual Carolina Beach Music Festival will start Saturday June 1st, 2013 on the beach. If you have never been to this festival, it's a great time enjoyed by all age groups. 

Gates open at 10:30 a.m., and the band lineup includes Jim Quick & Coastline, The Craig Woolard Band, and Spare Change--all great bands to get your shag on! I've been known to do a few shag dances or two, "The Cookie Crumble" & "The Shrieking Shoulder" are my specialties. I'm going to break out the "Crazy Leg" this year. You won't miss me.

It's always a great time even if you aren't a fan of beach music. Get your tickets now because June 1st will be here before you know it. Hope to see you there!!

Come to Kure Beach's oceanfront festival, right in the heart of Kure Beach at the new Ocean Front Park. Enjoy festival food, arts and crafts and live entertainment from South of K (bluegrass) and The Mako Band, and dance to the music of Jolly Mon da DJ. Your kids will enjoy Gracie the Clown, balloon animals, a bounce castle and an 18-foot slide! Stay until 9 p.m. for the grand finale fireworks display over the ocean.

Apps for the Road

When you find yourself on the road headed towards a sun-filled day at Wrightsville Beach or to the Farmers Market in Downtown Wilmington on the Cape Fear River, chances are you'll need to make a pit stop or two. 

Here are a few apps for your phone that will keep you informed while travelling

For Android users, check out GasBuddy.com, a free app that helps you find the best fuel prices at nearby stations.  It detects your location then deisplays prices reported by other users for regular, mid-grade, premium and diesel.  Once you select the gas station, it will give you turn-by-turn directions to get there.

Another app is called RepairPal that will give you estimated repair costs for your car in a particular area.  You have to enter your car's make, model, and other details for it to prepare the information, and it can also help you locate emergency assistance if you break down.

For iPhone users, check out iExit, an app that identifies gas stations, restaurants, hotels and other services available at each exit.  It also locates rest areas.

And in case you have an accident, you can use iWrecked which will walk you through the steps you need to follow after an accident.  It can also dial 911 and locate tax, tow service, or the police.
